These services ensure a high occupancy rate, complete control and supervision through competent offsite and onsite management and tested reporting and accounting systems resulting in increased revenues, greater profits and increased property values.
Our communities include ones ranging from 50 to well over 500 spaces. We have all age and older person communities.
Our standard management services include:
- any amount of trips or time necessary for operation of the project
- one formal physical survey (includes report)
- two formal insurance inspections per year
- complete written take over report including space by space inspection
- we handle all "3 & 60" day notices for non payment without legal expertise
- prepare yearly budget
- monthly accounting/operating statement (B&C, Inc standard form)
- quarterly management report
- ongoing memos of open items and problem areas
- all Bessire & Casenhiser, Inc. forms at cost
- we handle almost all resident notices without legal expense
- marketing of all vacant units/spaces
